Understand your buyer and the neighborhood
Before you start calculating rehab costs, understand what the final product will look like. Some high-end remodels take months—cosmetic renovations take just days.
Tour the property thoroughly
Next, with a good understanding of how you want the finished product to look, walk through the property very slowly. Take a lot of photos or record a video on your phone so you can easily recall the condition later. Trust me, you won’t remember it all!
Write down the problems
While you are still on-site at the property, go room by room and write down its condition, as well as any needed repairs. For example, if you walk into the living room and see carpet that looks and smells like dog urine, write down “replace carpet in living room.” Also, jot down a quick estimate regarding the size of the room.
Condense your list into 25 categories
Next, take your comprehensive list of repairs and classify each one into one of the following 25 categories, which encompass all of investment property renovation. For example, if the living room and bedrooms need carpet and the kitchen needs vinyl, group all of them together and include them under “flooring.”
Determine a rehab price for each category
Once you have your 25 categories spelled out, it’s time for the most difficult part: estimating the rehab amount for each category. However, breaking everything down into the basic components of a renovation makes estimating rehab costs much easier.

Don’t be afraid to ask for help. You can do this in a few different ways:

The first step of estimating rehab costs is to walk around the property. Upon visiting the property for the first time (once the deal has been closed), an investor’s walkthrough should serve one single purpose: to gather all of the information and necessary details to put together a scope of work that will be used to bid and hire contractors.
Take Notes On All Problem Areas
When conducting a walkthrough, investors will need to be incredibly thorough and leave no stone unturned. A proper walkthrough will require every aspect of the home to be placed under a microscope. At the very least, each item on the following list needs to be evaluated on its own merits:

Look at each item listed above and start to formulate your own opinions.
Estimate Materials And Labor Costs
Immediately after you have identified the items that need to be fixed or replaced, enlist the services of a contractor and Realtor (or real estate agent). Qualified real estate agents and contractors play an integral role in estimating rehab costs. Contractors, for example, will account for a large portion of the impending expenses.
Leave Some Room For Fluctuation
Learning how to estimate rehab costs is an invaluable skill every investor must demonstrate a high level of competency in. However, even the best investors know that every real estate deal coincides with an inherent degree of risk, or at least the chance that something doesn’t go according to plan.

I have found that the best way to do this is to work through the project linearly through time. Working through the process of construction, write a breakdown of the basics of what you will be doing in each step.
Step 2: Scope the work
So now you have a list of what you want to do in each category. Such as replacing roof, replacing windows, replacing kitchen cabinets. At this point, it is somewhat high level. This is the point where we will start drilling down to more specific finishes and quantities.
Step 3: Start Estimating
So now you should have a list of trades and a list of what needs done to complete the work. For instance you might have:
Step 4: Putting it all Together
Some people prefer to write the scope of work out in sentence and paragraph format. Some people prefer to keep it in a spreadsheet. If you used a spreadsheet, you can add columns for labor, material, and total estimate. If you created it in paragraph format, you will need to convert it into a spreadsheet line by line first.
Helpful Automation
Takeoff software can help you be more accurate and faster when estimating rehab costs. If you are hiring an architect or designer to make a set of plans for this project, you can use these plans in takeoff software to get a better estimation of the scope of each task.
Architecture
If this is a big project where you are going to have plans made by an architect or designer, typically it is best to run the numbers before you have the plans. Then once you have the plans finalized, go through the process again with the specific items that are called out in the plans.

Anyone working with the fix and flip real estate investment strategy will tell you that the cost of rehabbing a house varies dramatically from property to property. Some properties only require cosmetic repairs, while others may have extensive underlying damage.
